The 1BR market continues its strength by hitting a record price of $955.50/sq.ft. as renters convert to home buyers.
Sales activity is still very low in Hoboken with just 26 sales. The last time we had sales this low was February 2023.
Days on the market is still very low at just 22 days.
2BR and 3BR pricing also remains strong as limited inventory and strong demand keep pushing prices higher.
Downtown Jersey City
Pricing slipped a bit in downtown Jersey City in February as inventory starts to increase and stands at 28.95 weeks.
Pricing dipped for 2BR units by 12.34% to $790.64/sq.ft. and 20.90% to $774.00/sq.ft. for 3BR units.
We haven't seen 2BR pricing this low since March 2023.
