Solid November Sales for Hoboken and Downtown Jersey City-November, 2013 Real Estate Update



Pending sales for  Hoboken and downtown Jersey City dipped slightly this month mostly due to the seasonal slowdown that we always experience.

The inventory for sale at the moment sold quicker than last month as is evidenced by the decreased absorption rates for Hoboken and downtown Jersey City.

1 BR and 2 BR sales are the best indicators of pricing because that's where the majority of sales take place.  Pricing in Hoboken for these units has consistently been in the $550+/sq.ft. range.

Newport 1BR and 2BR units have consistently been in the $600+/sq.ft. range and Downtown units have been in the $450-$500/sq.ft. range for 1BR units and the $500-$550/sq.ft. range for 2BR units.

October, 2013 Real Estate StatsUpdate-Prices Continue to Increase



I have finally been able to add 2009 figures to my monthly updates to give an even broader picture of how the market has improved over the last four years.

October saw continued strength in both the Hoboken and downtown Jersey City markets.

The downtown market contracted even further in October with an absorption rate of just 9.375 weeks.  Hoboken increased to 12.6 weeks, which is still abnormally low.

The Hoboken two bedroom market posted an impressive 4.26% increase this month.

Hoboken/Downtown Jersey City Real Estate Stats Update-September, 2013


Inventory has not improved at all for September.  If anything, it's worse than it was in August.

I'm not sure why people aren't selling.  Most buyers can get out form underneath there mortgages and I've seen many sellers make a tidy profit on the sale of their current condo or brownstone.

Check out the price changes are you look back over the past several years. It's amazing.

I just had listing that sold for about $150,000 more than a comparable unit sold for in the same building just two years ago.

Monthly Stats Update-August, 2013


Where is all of the inventory?  There is just nothing for sale at the moment.

The absorption rate is at the lowest levels that I've ever seen.  Good properties that are priced well are moving quickly.

Three bedroom pricing has been very steady lately because there isn't any good 3 BR inventory out there. Families that need three bedrooms are willing to pay for them.

Total Transactions Increase Monthly Stats Update-July, 2013


Total transactions increased sharply for Hoboken and downtown Jersey City this month even though inventory remains extremely tight in both areas.  Pricing remains more or less steady for all areas except for 3 BR sales in the Newport area.

This price spike is due to the lower price points of 45 River Drive South relative to the other new buildings in the Newport area.

The Market Continues to Strengthen-Hoboken/Downtown Jersey City May, 2013 Stats Update


These are the figures for May, 2013.  The June, 2013 figures will be released shortly.

Transactions and pending sales increased again for Hoboken and downtown Jersey City for May.  When compared to previous years, you can really see how the market has started to accelerate.

Overall prices held steady, with a slight dip in Hoboken studio sales.  This figure tends to be more volatile because there aren't many studio sales in Hoboken.

The downtown market continues its strength with 2 BR prices increasing 23.84%.

Impressive Activity This Month-Monthly Stats Update-April, 2013


The Hoboken market seems to be exploding at the moment with total sales up 46.67% and pending sales up a whopping 21.52%.

Pricing softened a bit with the exception of 2 BR condos in Hoboken and 3 BR condos in the Newport area.

It starting to feel like the good old days...bidding wars and escalating prices.

Big Increases in Pending Sales and Total Transactions-Monthly Stats Update-March, 2013


Pricing and activity strengthened again in March for downtown Jersey City and Hoboken.

The complete lack of inventory has just been driving prices crazy over the last few months.  Most popular properties are selling in days with multiple offers.

Please note how the absorption rate dropped 19.57% for Hoboken and 22% for downtown Jersey City, while at the same time transactions increased 68% for Hoboken and 71% for downtown Jersey City.

What this means is that there is a decrease in the supply of properties for sale while the demand has increased.  Result...prices are going up.

In some cases, pricing has already moved past peak pricing levels.

It's very simple, if you have a property listed for just a few days and you have multiple offers...you're property is priced too low.

If you're looking to sell right now, you can practically name your price.

Big Price Increases for February-Monthly Stats Update-February, 2013

The absorption rate remains low again this month, although we've increased from our all-time lows from last month.

Pending sales have seen big increases in February and this trend is continuing for March.  Total sales for February is still low, but this is mostly due to the lack of inventory.

Pricing still continues to grow this month with 1 BR and 2 BR sales in Hoboken well over $500/sq.ft.  Even the 3 BR market, which has been more active than usual, is pushing the $500/sq.ft. barrier.

The downtown Jersey market also continues to gain strength as well, with 1 and 2 BR downtown condos continuing to sell very well.  The Newport also performed well with 1, 2 and 3 BR condos all selling over $600/sq.ft.

The march upwards continues...

I see a new trend developing with properties selling above asking price in a short period of time.  It might be time to start raising sale prices.  A property just shouldn't sell in 7 days after receiving multiple bids.

Monthly Stats Update-January, 2013


The absorption rate remains low for Hoboken and downtown Jersey City again this week.  I don't see this changing much until inventory starts to increase.

It's interesting to see how low the absorption rate is when compared to previous years.

There was a strong increase in sq. ft. pricing for Newport 1 BR and 2 BR condos this month.  Activity has been limited in this area as pricing is still below original purchase prices for many owners.

Hoboken/Downtown Jersey City Absorption Rate Update-February 8, 2013






Inventories in Hoboken increased 14 to 164 units.  This includes condos/coops and 1 to 4 family properties.

The inventory for downtown Jersey City increased 9 units to 127 this week. This number also includes condos/coops and 1 to 4 family properties.  The drop from last week seems strange, but I can't figure out what happened.

The only reason absorption rates increased was because there were so few sales this week due to the storm.

4-16 weeks of inventory = Seller’s market
20-24 weeks of inventory = Neutral market
24 or more weeks of inventory = Buyer’s market
