November 2016 Real Estate Sales Update-Great Time to Buy!



Things slowed down a bit for November, but it's definitely expected this time of the year.

The absorption rate, pending sales and total transactions slipped for Hoboken and downtown Jersey City as a whole, while popular 3BR condos in the Newport area and Hoboken posted strong gains.

Things do tend to move a little slower at this time of the year which makes it a great time to buy.

Record Pricing for 2BR Condos in Hoboken and Downtown Jersey City-October 2016 Real Estate Update


Properties sold a little slower in Hoboken for October, with the absorption rate rising  18.92% to 11.06 weeks.  For downtown Jersey City, the absorption rate dropped by 22.01%.

On the pricing front, Hoboken 2BR and 3BR condos were very strong at $714.65/sq.ft. and $749.29/sq.ft., respectively. This is record-setting pricing for 2BR condos in Hoboken.

Newport 2BR and 3BR condos soared to $838.28/sq.ft. and $845.49/sq.ft., respectively.

Downtown Jersey City 2BR also outperformed this month at $770.62/sq.ft., up 16.51%. 
This is record-setting pricing for 2BR condos in downtown Jersey City.

People have been asking me if I think the market is slowing down.  It is slowing down, but I think that it's the normal seasonal slowdown that we see every year.  Inventory is too low and demand is too high to see this as a continuing trend.

September 2016 Stats Update-Market Cools-Except for 3BR-Hoboken/Jersey City/Stats Update


The market cooled a bit in September with prices sliding slightly and activity off its frenetic summer pace.  This change in the market is normal for this time and year and should cool off a bit more in November and December.  

It's a great time to start looking and could be a great time to sell.

The highlight for September is 3BR Condos in Hoboken and downtown Jersey City as affordable units become harder and harder to find.

August 2016 Summer Ends with a BANG! Hoboken/Downtown Jersey City Real Estate Stats PLUS NEW LISTINGS!




August ended with a BANG with Hoboken 1BR and 2BR units very close to $700/sq. ft. 

What's interesting is that downtown Jersey City 1BR and 2BR prices are averaging MORE than Hoboken at approx. $750/sq.ft. 

Take a look at the absorption rate for downtown Jersey City. It's currently 4.15 weeks which means it will only take 4.15 weeks to completely sell out the current inventory of active listings.

Impressive.

Pricing Rebounds for June-Hoboken/Jersey City Real Estate Update


Pricing rebounded nicely this month, with all market segments seeing increases except for 3BR units in Hoboken. 

Pricing in Jersey City for the downtown area beat Hoboken this month and pricing for the Newport area continues to lead Hoboken by a wide margin.

The spring market arrived in full force in May with total sales climbing 33.33% in Hoboken and 54% in downtown Jersey City.

There was some slight softness in pricing in all market segments this month.

April 2016 Hoboken/Jersey City Real Estate-Hoboken and Jersey City 1 and 2 BR-$700/sq.ft. Newport Even Better!


Prices for April remained strong with Hoboken and downtown Jersey City 1 and 2 BR condos hovering around $700/sq.ft.

Newport continues to perform even better with 1 BR units averaging $978.78/sq.ft. and 2 BR units averaging $752.52/sq.ft.

Properties are staying on the market slightly longer, but still selling much faster than normal.

Transaction Activity Increased in February-Hoboken/Downtown Jersey City Real Estate Sales Update

Hoboken/Jersey City 2015 Year-End Summary-What an Amazing Year!



I know a lot of my readers have been asking for my 2015 update, so here it is.

How did we do?  Very well actually.

What's the biggest surprise?  For 2015, pricing for 1BR and studio condos outperformed 2BR and 3BR condos in all market segments.  I thought for sure 2BR and 3BR would be the leaders, but this isn't what data says.

On average there were more pending sales per month in 2015, with less inventory every month which is what's keeping the market so strong.

It's very interesting to see how much pricing has increased over the last several years.

Growth has been significant and I know that many other surrounding areas haven't seen this level of growth.

Will this trend continue for 2016?

December Finished Off A Very Strong 2015-Hoboken/JC Real Estate Update



Well, 2015 ended on a strong note in December with inventory moving faster than it ever has and pricing reaching new record highs.

Hoboken and downtown Jersey City are settling in at the $650/sq.ft. range and the Newport area is in the $750/sq.ft. range.
