1 and 2 bedroom condos in the Hoboken and downtown Jersey City areas continue to hover around $600/sq.ft.
Newport 1 and 2 bedroom properties are now hovering around the $700/sq.ft. range.
Many buyers have an impression that the downtown area is a better value than Hoboken. Based on recent sales numbers, that doesn't seem to be the case any more.
