Inventories in Hoboken decreased 8 units to 222 this week.  This includes condos/coops and 1 to 4 family properties.

The inventory for downtown Jersey City decreased 10 units to 215  this week. This number also includes condos/coops and 1 to 4 family properties.

Overall, inventories are incredibly low right now

2BR Downtown Sales Average $466/sq.ft.-Downtown Jersey City Sales Update-July 27, 2012


There was a total of 11 sales this week in downtown Jersey City.

1 BR sales in the downtown area were very strong this week at $466/sq.ft.

There was a 2BR Newport sale at The Shore for a strong $566/sq.ft. this week.  I haven't seen many 2 BR sales in the Newport area over the last few weeks.

1BR Sell at $566/sq.ft., 2BR sell at $491/sq.ft.-Hoboken Sales Update-July 27, 2012


There were a total of 17 sales this week in Hoboken.

1 BR sales performed well again this week with an average sales price of $547/sq.ft. with 222 Grand selling for $566/sq.ft. and a unit at Maxwell Place selling for $662/sq.ft.
2 BR sales remained strong this week as well at $491/sq.ft. with four of the ten properties selling this week over $500/sq.ft.
The sold 3 BR sale at 257 12th Street also sold very well at $504/sq.ft.

These are very solid sales numbers.

Hoboken Inventories Down 236% from 2010, Downtown Down 196.9% from 2010-Hoboken/Downtown Jersey City Absorption Rate Update-July 20, 2012



Inventories in Hoboken decreased 3 units to 230 this week.  This includes condos/coops and 1 to 4 family properties.

Inventories in Hoboken are down 39.3% from this time last year and 236% from this same period in 2010.

Inventories in downtown Jersey City are down 42.67% from this time last year and 196.9% from the same period in 2010

The inventory for downtown Jersey City increased 3 units to 225  this week. This number also includes condos/coops and 1 to 4 family properties.

There was a total of 16 sales this week in downtown Jersey City.

The big news this week is in the 2 BR/Downtown market where there were 12 sales for an average sales price of $411/sq,ft.  105 Greene Street sold at an impressive $550/sq.ft.  This is more of a downtown luxury building and usually sells more in line with Newport area units.

Great Sales Week in Hoboken-Hoboken Sales Update-July 20, 2012


There were a total of 19 sales this week in Hoboken.

1BR sales performed well at $483/sq.ft. with a 1BR at 659 1st Street selling for a strong $505/sq.ft.

2BR sales also performed well this week at $467/sq.ft.  There was a 2BR at 712 Grand with 2 car parking, private elevator and large roof deck that sold for a very strong $534/sq.ft.  Recent sales for other units in the building without outdoor space or elevator have been selling in the $350/sq.ft. range.

3 BR sales also sold well this week at $546/sq.ft. with a unit at 1300 Grand Street selling for $488/sq.ft.

Overall, another good sales week for Hoboken.

It was nice to see four 2 BR sales in the Newport area.  Hopefully, activity will start to pick up this area.  Average sales price was a strong $522/sq.ft.

Compared to the last few weeks, sales were a little light at 13 units.

1 BR condos averaged $464/sq.ft. which is a little lower than usual, but 2 BR units averaged a strong $493/sq.ft.

Hoboken/Jersey City June, 2012 Stats Update



June was another great month for sale in Hoboken and downtown Jersey City. With inventories at low levels and demand increasing prices rose again this month.

Absorption Rate
The absorption rate for Hoboken dropped 25.4% to a very low 15.35 weeks and downtown Jersey City increased 16.28% to 27.72 weeks which is very good for that area.

Pending Sales
Pending sales remained strong in Hoboken at an average rate of 222.4 units.  Downtown Jersey dipped by just .9%.  These figures are up 23.42% and 8.16% for Hoboken and downtown Jersey City, respectively.

Transactions
Transactions are up 20.59% in Hoboken, which provides further evidence of the strengthening market in this area.  Downtown Jersey City had no changes this month.

Price Per Square Foot-Hoboken
1 bedroom prices increased 6.16% and are up 13.12% when compared to this same period last year.

2 bedroom prices decreased .5%,  but are up 7.01% over last year.

3 bedroom prices surged 30.16% and are up 36.83% when compared to the same period last year.

Price Per Square Foot-Newport
1 bedroom prices rose 11.26% and are up 5.9% when compared to the same period last year.

2 bedroom prices dropped a modest 1.5% but are up 19.46% when compared to last year.

Price Per Square Foot-Downtown
1 bedroom prices increased 13.18% and are up 2.2% over the same period last year.

2 bedroom prices increased 14.29% and are up 23.33% over the same period last year.

Conclusion
The market has continued to strengthen again this month as more and more buyers realize that prices is starting to increase.  As of right now, I do not see the market slowing down as long as the pent up demand continues.
