The new development at 277 York Street sold for an average price of $494/sq.ft. which is very impressive.  The units looked very nice.

Two bedrooms in the downtown area averaged $399/sq.ft. which is a little lower than usual.

17 Sales in Hoboken This Week-Hoboken Sales Update-March 30, 2012


There were a total of 17 sales in Hoboken this week.

1 bedroom units averaged a very solid $473/sq.ft. this week with no single sale under $400/sq.ft.

It was interesting to see 456 9th Street sell for an impressive $552/sq.ft. which is above where recent properties have been selling in this complex.

2 bedroom units sold for a lower than usual $418/sq.ft. this week and were brought down by a $300/sq.ft. sale at 358 14th Street (short sale) and $342/sq.ft. sale at 123 Jackson (which is a nice building).

There were 5 sales in the downtown area this week.

We've seen a strong push in two bedroom downtown sales again this week with a single sale at 126 Dudley selling for $481/sq.ft.

There was also a great deal on a three bedroom at 251 Washington Street at $378/sq.ft.

There were a total of 10 sales this week in Hoboken, with only a single 2 bedroom sale.

1 bedroom sales increased to $486/sq.ft. and this was not bolstered by any high end sales.  There were two sales this week over $500/sq.ft. and that didn't inlcude any higher sales at Maxwell Place or Huddson Tea

There was a single two bedroom sale at 403 Monroe that closed at $467/sq.ft.

1 Bedrooms slipped again this week to $449/sq.ft. with no real standouts.

2 Bedrooms averaged a strong $505/sq.ft. which was lead by a $628/sq.ft. sale at 1125 Maxwell Place.

17 Sales in Hoboken This Week-Hoboken Sales Update-March 9, 2012




There were a total of 17 sales this week in Hoboken.

1 Bedrooms dipped a bit to $453/sq.ft. this week.  There was a strong sale at 600 Hudson Street at $543/sq.ft.  Buyers always respond positively to this building.  Interesting to note that this unit sold for $119,000 below asking price and still sold at $543/sq.ft.

On the 2 Bedroom front, there was a direct NYC facing unit at Maxwell Place that sold for $1007/sq.ft.  These are some of the most expensive condos in Hoboken.

Total Transactions Up 225.81% for Hoboken and 177.78% for Downtown Jersey City-February, 2012 Statistics Update



If the market continues to improve again next month, I'll have to change the image above!


Absorption Rate
The absorption rate for Hoboken increased by 16.28% to 22.69 weeks, but is still an indicator of an improving market.

Downtown Jersey City saw an increase of 13.94% to 44.69 weeks, but is down 42.7% when compared to the same period last year.


Pending Sales
Pending sales increased 16.63% and 15.55% for Hoboken and downtown Jersey City, respectively.  Even compared to 2011 levels, pending sales are up 14.74% and 28.06% for Hoboken and downtown Jersey City, respectively.

An increase in pending sales is an excellent sign that the market is getting stronger.


Transactions
There was a 205.88% increase in pending sales for Hoboken and a 152.38% increase in pending sales for downtown Jersey City.  This is also an increase of 225.81% and 177.78% for Hoboken and downtown Jersey City, respectively, when compared to 2011 levels.

This is the definitive indicator that activity has picked up in the area.


Price Per Square Foot-Hoboken

1 bedroom prices dipped 2.94% for February and are down 6% when compared to February, 2011.

2 bedroom prices increased 6.5% over last month and are up 3.82% when compared to the same period last year.

3 bedroom prices continue to rise as more and more families decide to stay longer in Hoboken.  Prices are up 14.05% over last month and are up 12.34% over the same period last year.


Price Per Square Foot-Newport

1 bedroom prices increased by 1.98% over last month, but are down .8% when compared for February, 2011 prices.

2 bedroom prices slipped by 7.8%, but are actually up 3.78% from the same period last year.

There haven't been a lot of sales in the Newport area over the last several months and this is mainly due to the fact that prices in that area are still down from peak levels.


Price Per Square Foot-Downtown


1 bedroom prices in the downtown area slipped 13.2% this month and are down 19.2% over the same period last year.  The 1 bedroom market always seems to struggle in the downtown area.

On the flip side, 2 bedroom prices are up 29.65% over last month and have increased 9.24% when compared the same period last year.


Conclusion
The swarming effect that I discussed has intensified a bit over the last month.  There was a recent unit that came on the market at The Upper Grand (1300 Grand Street) and immediately received 6 offers (one eventually backed out).  The property was on the market for 12 days.

The next unit that listed in this building a few days later started off about $20,000 more than the last unit. When I spoke to the listing agent about the price, they commented that they increased their asking price due to the tremendous response received from the last unit that went under contract.

There have been several other instances of properties selling over asking with multiple bids over the last few weeks.

The market also picked up in downtown Jersey City with 14 sales this week.

All but one sale this week was in the downtown area.  We still have not seen many sales in the Newport area with prices still being quite a bit off from the sale prices in these newer buildings.

One bedrooms were solid at $446/sq.ft. with a strong sale at 232 Pavonia Avenue at $623/sq.ft.

There were a total of 23 sales this week in Hoboken.

1 Bedrooms stayed fairly strong this week at $476/sq.ft.

There was a 1 bedroom at Maxwell Place that sold for a strong $715/sq. ft. that was countered by a fixer-upper condo on Madison Street that sold for $364/sq.ft.

We had a total  of 13 two bedroom sales this week which is more proof that the market is starting to improve.

Units are starting to move very quickly.
