Pending Sales Increase This Week-Hoboken/Downtown Jersey City Pending Sales Update-Janaury 27, 2012





Pending sales increased for both areas this week, but I suspect the numbers would be even higher if there was more inventory out there.

Absorption Rate Update-January 27, 2012


Inventories in Hoboken increased to 234 units this week.  This includes condos/coops and 1 to 4 family properties.

The inventory for downtown Jersey City stands dropped to 292 units.

Hoboken jumped another 50% this week, but I know that the 9 week absorption rate wasn't going to last.

Downtown was down 6.1%, but the rate there is very erratic.

Downtown Jersey City Sales Report-January 27, 2012





There were seven total sales in downtown Jersey City this week.

There was a strong 2BR sale in the Newport area at 389 Washington (The A) for $617/sq.ft.  The unit was spectacular with direct New York City views.

In the downtown area there was a very good deal at 174 Washington Street for $474/sq.ft.  Similar units in the building have sold for over $550/sq.ft.

It's also important to note that the sale at 25 Hudson was a short sale and sold for $374/sq.ft...another good deal.

Hoboken Sales Update-Janaury 27, 2012





There was a total of seven sales this week in Hoboken, with no real standouts.

1 bedroom condos averaged $419/sq.ft. which is way lower than we've been averaging over the last several week.  1110 Clinton sold for a solid $472/sq.ft. which was a strong price for this unit.

2 bedroom condos averaged just $388/sq.ft. which is also very low based on recent sales.

There was a great 3 bedroom sale at 712 Grand Street for $365/sq.ft.  I've sold a unit in this building before an it's a great layout.

Love Your Kids? Raise Them in New Jersey!-January 26,2012




I just read this great article on Hoboken Patch that I wanted to share with you.

New Jersey is on the receiving end of many jabs—high taxes, congested highways, Jersey Shore—but it turns out the Garden State is the best place to raise a healthy, well-rounded child.
New Jersey ranked No. 1 in the latest Child Well-Being Index, released by the Foundation for Child Development and published on the Today show’s Moms page. The state edged out Massachusetts in the rankings, with New Hampshire, Utah and Connecticut rounding out the top five spots.

Aborption Rates Jump-Hoboken/Downtown Jersey City Absorption Rate Update-January 20, 2012


Inventories in Hoboken stand at 231 units this week.  This includes condos/coops and 1 to 4 family properties.

The inventory for downtown Jersey City stands increased to 297 units.

Rates jumped for both Hoboken and downtown Jersey City this week, which is due to some of the end of year sales coming out of the rate calculations.

Slow Week-Downtown Jersey City Sales Update-January 20, 2012





There were just 5 sales in downtown Jersey City this week. 

There was a great deal on a two bedroom short sale at 220 3rd Street for $182/sq.ft.  This was a short sale that took a long time to close.  I can't tell you how many calls I received from buyers that wanted to see this unit.  Taxes were a little high at just over 10K, but you can definitely appeal those.

Even with this low sale, 2 bedroom downtown sales still averaged $384/sq.ft.

Hoboken Sales Update-January 20, 2012





There were a total of 13 sales this week in Hoboken.

There was a total of 4 one bedroom sales this week.  There was a $487/sq.ft. sale at 1325 Adams Street (The Capella) which I think is a little high given the location of the building.

The 8 two bedroom sales averaged $432/sq.ft. which is below recent two bedroom average sales.

There was a great three bedroom deal at 1107 Willow for $432/sq.ft.

Lowest Abssorption Rate EVER in Hoboken-Hoboken/Downtown Jersey City Absorption Rate Update-January 13, 2012

I have NEVER seen that absorption rate this low for Hoboken.  It's a GREAT time to sell in Hoboken right now.

2011 Year End Review-The Gap is Narrowing-January 12, 2012







 

So here we are the moment everyone has been waiting for.  How did we do in 2011?


Overall, we did very well and we're starting to climb out of this mess.


Absorption Rate
The absorption rate dropped a staggering 22.80% this year in Hoboken and 14.75% in downtown Jersey City when compared to 2010.  Rates are down 11.62% and up 8.34% when compared to 2009 figures for Hoboken and downtown Jersey City, respectively.


What this shows is that properties are not staying on the market nearly as long as they have in the past.  Much is this is due to the lack of good properties on the market right now.  Inventory levels are the lowest I've seen in many years and this is helping to create a brisk market for good properties that are priced well.  I've been involved in bidding wars on 3 properties over the last two months alone.


Pending Sales
Pending sales are down 9.11% for Hoboken and up 14.23% for downtown Jersey City for 2011.  I've been saying for months that there are some great deals in the downtown area and buyers have started to take notice.  We have met 2009 pending sales levels in Hoboken and have exceeded 2009 levels by 16.81 % for the downtown area.


Total Transactions
Here's where we still have some catching up to do.  This is mainly due to the fact that many buyers are still looking at property values that are less than what they paid.  The $8000 tax credit that was offered in 2010 also helped to increase sales in the area. Because of this, total transactions are down 11.46% for Hoboken and 7.14% for downtown Jersey City.  When compared to 2009, transactions are up 6.53% for Hoboken and 26.18% for downtown Jersey City.  Things are getting better.


Hoboken
One Bedroom
Prices overall have held their own for 2011. One bedroom prices are down 4.69% to $469.25/sq.ft. for 2010 and dropped 6.29% when compared to 2009.  The gap is narrowing.  


Two bedroom
Prices in this market actually increased a modest 1.03% when compared to 2010 levels.  It's not much, but it's an increase.  So I won't be able to say that prices are still dropping!  Prices are down 2.24% when compared to 2009 levels. 


Two bedroom still remain the most popular units in Hoboken


Three Bedroom
Three bedroom prices increased 1.97% to 438.90/sq.ft. and are down 7.09% when compared to 2009 levels.


Downtown Jersey City-Newport Area
One Bedroom
Prices remained flat when compared to 2010 at $495.05/sq.ft., but are still down 10.27% when compared to 2009.


Two Bedroom
There was actually a 3.46% price increase to $473.17 in the two bedroom market when compared to 2010.  When compared to 2009, prices are down 4.58%.


Downtown Jersey City-Downtown Area
One Bedroom
One bedroom prices actually increased 3.31% to $422.03/sq.ft., but  are still down 5.48% when compared to 2009 levels.


Two Bedroom
The biggest gains in the downtown area were in the two bedroom market, where prices increased by 5.23% to $409.87/sq.ft..  Prices are up 1.25% when compared to 2009.  This is the only market segment with a price increase over 2009 levels.


So, what does all of this mean?  In a word, increases.  Overall the economy is starting to improve with lower unemployment rates, rising consumer confidence levels, increased manufacturing and a general feeling that things are starting to improve in the area.  


Many sellers are still stuck with properties that are worth less than they paid in both Hoboken and downtown Jersey City.  This is primarily what has kept inventories so low over the last several months. As demand from buyers increases, which is starting right now, sellers will start to dip their toes in the water by asking higher and higher prices for their properties.  As this happens, and more importantly if this happens successfully, we'll see prices start to rise.


For now, prices are still at lower levels, but the gap is narrowing.  With attractive pricing and low interest rates-it is an ideal time to buy.


It should be an interesting 2012.

2012 Starts Off Slowly for Downtown Jersey City-Downtown Jersey City Sales Update-January 6, 2012





A slow week for downtown Jersey City.  Many buyers rush to closed in 2011 for tax purposes.

There was a very low 1BR sale at $429/sq.ft. at 88 Morgan.  It was a short sale and unfortunately, prices have dropped so severely in the building that it will take many buyers years to recoup their investment.

First Week of January Starts Slow-Hoboken Sales Update-January 6, 2012






Fairly slow week this week as most people rushed to close before the end of the year.

No real standouts this week.

There was a 1BR at 422 Madison that sold for a low $361/sq.ft.  It was an older building that was converted to condos.  I've heard that it was bare bones conversion, which is why the prices have been so low.

On the 2BR market, there was a unit at 700 Bloomfield that sold for a strong $526/sq.ft.

Total Transactions Up 197% for Hoboken-December, 2011 Stats Update



Overall, December ended up being a good month. Pending sales were up and prices were stable in Hoboken, and a little up and down for downtown Jersey City.

The big news is that total transactions for Hoboken is up a whopping 197% this month and a very strong 16.7% for downtown Jersey City.

What this is telling me is that people are out there buying.

Absorption Rate
The absorption rate for Hoboken dropped to 23.58 weeks, a decrease of 35.6%. Downtown Jersey City increased 11.94% to 59.8 weeks, but the absorption rate is always all over the place for the downtown area.
The absorption rate for Hoboken is down 35.8% compared to last year, but the absorption rate is up 29.3% in the downtown area.

The data shows that people are still looking to Hoboken as a safer place to park their money for now. Good properties are just not staying on the market. If this continues long enough, demand will continue to outstrip supply and prices will rise.

Pending Sales
Pending sales were down 2.8% for Hoboken and up just.04% for downtown Jersey City this month. More importantly, pending sales are up 2.5% for Hoboken and 6.7% for the downtown area when compared to December, 2010.

Transactions
Big news here. Transactions are up 197% for Hoboken and 16.7% for downtown Jersey City. When compared to December, 2010 total transactions are up 10.52% for Hoboken and down 33% for downtown Jersey City.

Price Per Square Foot-Hoboken
The price per square foot for 1 bedroom condos in Hoboken crept up 3.25% this month and is flat compared to the same period last year.

2 bedroom prices increased by just .049% to $466.28/sq.ft. and decreased 3.9% from December, 2010.

3 bedroom prices decreased by 10.8% to $427.13/sq.ft. but actually increased 4.95% when compared to December, 2010.

Price Per Square Foot-Newport
1 bedroom prices in the Newport area decreased by 11.6% this month to $467.60/sq.ft. and are down 7.4% when compared to December, 2010.

2 bedroom prices are actually up 14.1% to $453/sq.ft.for this month and up just .22% when compared to December, 2010.

Price Per Square Foot-Downtown
1 bedroom prices increased 11.16% to $447.73/sq.ft. but are down 5.7% when compared to the same period last year.

2 bedroom prices decreased 5% to $418.08/sq.ft., but are up 3.74% when compared to the same period last year.

There's Nothing to Buy-Hoboken/Downtown Jersey City Pending Sales Update-December 30, 2011







Inventories are so incredibly low right now that it's becoming harder for buyers to find good inventory.

This is the lowest absportion rate I've ever seen for Hoboken.  All indicators are pointing to price increases in Hoboken.

Downtown Jersey City Sales Update-December 30, 2011





There were 13 sales this week in the downtown area as buyers rushed to close deals for the end of the year.

There was a one bedroom at 20 2nd Street (The Mandalay) that closed at $548/sq.ft. which is slightly lower than the $566/sq.ft. a listing of mine sold for in March, 2011.

One bedroom condos in the downtown area averaged $460/sq.ft. even with a $194/sq.ft. short sale at 205 10th Street.

There were no two bedroom sales in the Newport area this week.  Prices will need to increase before most buyers decide to sell.

Two bedroom sales in the downtown area averaged a decent $420/sq.ft. with two properties selling for more than $450/sq.ft.

A nice push for the end of the year.

One bedroom condos averaged a decent $471/sq.ft. with a nice 1BR condo at 1100 Adams selling for a strong $521/sq.ft.  I really like the one bedroom layout at all of The Upper Grand buildings.

Two bedroom sales dipped to $427/sq.ft. and were pulled down by a low sale at 416 Monroe for $303/sq.ft. and a $373/sq.ft. sale at 81 Grand of $370/sq.ft.  The listing at 81 Grand was a fifth floor walkup which is why it sold so low.

There was a 3BR sale at 422 Madison that sold for a very low $300/sq.ft., but I haven't heard great things about the building.

There were 2 one family sales and 1 one family sale this week.  It's nice to see activity on the upper range of the market.

There was also a sale of an investment 3 family on 8th Street.  $760,000 was a great price for this property.
