Pending Sales UP This Week for Hoboken-Hoboken/Downtown Jersey City Pending Sales Update-October 28, 2011



Pending sales picked up nicely for the last week of the month with Hoboken seeing a nice increase of 13.5% in pending sales.  Properties are selling, but it just takes a little longer than we're used to.

The market has definitely slowed a bit over the last several weeks.  Properties are selling, but they're just taking slightly longer than we've seen over the last few months.

Slow Sales Week-Jersey City Sales Update-October 28, 2011




We had a slow sales week in downtown Jersey City with just two sales.

There was a studio sale at 77 Hudson for $638/sq.ft. You need to take a look at this building if you love amenities. The gym in the building feels more like a small health club.

The second sale was a 25 Hudson (Liberty Terrace) that sold for a lowish $423/sq.ft.

Slow Sales Week in Hoboken BUT Sale Prices Look Good-Hoboken Sales Update-October 28, 2011



There were a total of 9 sales in Hoboken this week.

One bedroom sales averaged $481/sq. ft. this week with two sales pushing very close to the magical $500/sq.ft. barrier.

Two bedroom sales did OK at $437/sq.ft. but were dragged down by a $306/sq.ft. sale at 505 Monroe Street.

Few Sales, But Solid Prices-Downtown Jersey City Sales Update-October 21, 2011



Just 4 sales in downtown Jersey City this week. None of them were in the Newport area. Many sellers in the Newport area don't want to sell at big losses.

The averages sale prices for 1BR condos is solid at $347/sq. ft. and $440/sq.ft. for 2BR condos.

Not many sales, but the sales that did take place were pretty solid.

1BR and 2BR Sales Surge-Hoboken Sales Update-October 21, 2011



There was a total of 20 sales this week in Hoboken.

1BR condos surged to $503/sq.ft. this week led by a sale at 818 Jefferson at $562/sq.ft. and a sale at 725 Jefferson at $541/sq.ft.

2BR condos also did very well this week with an average sale price of $492/sq.ft. The charge was led this week by a $625/sq.ft. sale at 1500 Hudson (Hudson Tea), $530/sq.ft. sale at 41 1st Street, and a $598/sq.ft. sale at 1425 Garden.

There were a total of 11 sales this week in downtown Jersey City.

Strangely, there were no sales in the Newport area this week. Many buyers in these areas simply don't want sell at a loss.

1BR sales in the downtown area averaged $425/sq.ft. while 2BR sales in the downtown area averaged $404/sq.ft.

No real standouts this week.

Downtown Jersey City Sales Update-October 7, 2011




There were a total of 13 sales this week in downtown Jersey City.

On the 1BR front there was a short sale at 389 Washington that closed for a reasonable $467/sq.ft. Recent non-short sales had been trading at around $500/sq.ft.

There was a very nice 2BR sale at 61 Morris that closed for $480/sq.ft. A similar unit at The Sugar House-174 Washington recently sold for $545/sq.ft.

All 2BR and 3BR Sales This Week-Hoboken Sales Update-October 7, 2011




There was a total of 11 sales this week in Hoboken. Strangely, there were no 1BR sales this week.

2BR condos averaged $452/sq.ft. this week with a strong sale of $602/sq.ft. coming from 264 5th Street. I didn't think properties in that building were selling that high.

3BR condos averaged $435/sq.ft. with a very nice 3BR/3BA condo at The Hudson Tea selling for $523/sq.ft.

Things are Slow-Prices are Low-Monthly Stats Update-September, 2011



So what does all of this data mean? Prices for properties continue to stay low for the most part and all indicators continue to point to a buyer's market. There is a real lack of good properties out there right now because many buyers don't want to sell at a big loss.


Absorption Rate
The absorption rate for Hoboken jumped from 19.13 weeks for 27.75 weeks. Still decent, but concerning that it increased 45.06% in one month. The downtown Jersey City absorption rate jumped from 28.81 weeks to 45.32 weeks (57.3% increase). What does this mean? Properties are staying longer on the market.


Pending Sales
Pending sales for Hoboken dropped 17.3% to 129 units and 11.3% to 117 units. Again, further evidence of a slowdown for September.


Transactions
The biggest telltale sign that things slowed for September is that total transactions for Hoboken dropped 27% to 59 units and dropped 29% to 32 units for downtown Jersey City. Interesting fact-total transactions for September 2011 in Hoboken is up 9.3% when compared to September 2010.


Price Per Square Foot-Hoboken
The price per square foot for 1BR condos in Hoboken decreased by 5.7% to $464.11/sq.ft. and is also down 5.7% when compared to September 2010.

2 bedroom prices increased by 5% to $454.72/sq.ft. but is actually up 5.4% from September 2010.

3 bedroom prices decreased by 2% but is up 1.3% when compared to September 2010.


Price Per Square Foot-Newport
1BR prices in the Newport area dropped by 1.6% this month to $538/sq.ft. but are up 10.6% compared to the same period last year.

2 bedroom prices decreased 11.6% to $466/sq.ft. but actually increased 11.4% over the same period last year.


Price Per Square Foot-Downtown

Downtown Jersey City fared better than the other areas this month.

1 bedroom prices dipped just .7% to $419.14/sq.ft. and is up .21% compared to the same period last year.

2 bedroom prices increased by 14.9% to $437.09/sq.ft and are up an additional 7.9% over last year.

3 bedroom prices dropped 20% compared to last month. There is no data for 3 bedroom sales from September 2010.
