Pending Sales Slow This Week-Hoboken/Downtown Jersey City Sales Update-September 30, 2011




Buyers are putting the brakes on making purchases this week. I think it's partly because there isn't a lot of sellable inventory out there right now. Great properties that are priced where there should be are selling very easily.

Surprise Drop in Absorption Rates This Week-Hoboken/Downtown Jersey City Absorption Rate Update-September 30, 2011




It was a pleasant surprise to see absorption rates drop for Hoboken and downtown Jersey this week.

Hoboken Absorption Rate Update September 30, 2011:

27.29 weeks vs. 30.17 weeks last week (9.5% decrease)


Downtown Jersey City Absorption Rate Update September 30, 2011:

46.96 weeks vs. 49.53 weeks last week (5.2% decrease)

Downtown Jersey City Sales Update-September 30, 2011




There were a total of 8 sales again this week in downtown Jersey City.

Newport area 2BR condos averaged $466/sq.ft. with neither sale cracking the $500 sq. ft. barrier this week.

There were two 2BR sales in the downtown area with 78 Wayne selling for a strong $498/sq.ft. while 700 Grove was unable with this current sale to crack $400/sq. ft.

Hoboken Sales Update-September 30, 2011




There was a total of 17 sales this week in Hoboken.

1BR condos averaged only $426/sq.ft. this week with an unrenovated 1BR at 627 Willow selling for a very low $350/sq.ft.

2BR condos only averaged $459/sq.ft. this week and was mainly due to several sales in some of the less desirable buildings selling in the $400/sq.ft. range. Buyers have been turning to some of the value buildings in town because there aren't a lot of properties to choose from these days.

Decreases for Pending Sales-Hoboken/Downtown Jersey City Pending Sales Update-September 23, 2011




Things are slowing down for Hoboken, with pending sales decreasing to 118, which is the lowest we've seen in weeks.

Downtown Jersey City actually increased slightly, but still is off the recent highs by quite a bit.

Activity overall has slowed.

Absorption Rate Update-September 23, 2011




The lack of current sales is definitely starting to be felt in the absorption rates for Hoboken and downtown Jersey City. The fact that there is limited inventory in both areas isn't helping.

30.17 weeks vs. 32.40 weeks last week (6.9% decrease)


Downtown Jersey City Absorption Rate Update September 23, 2011:

49.53 weeks vs. 44.19 weeks last week (12.1% increase)

2 Bedrooms Pick Up Steam This Week-Downtown Jersey City Sales Update-September 23, 2011



There were a total of 8 sales in downtown Jersey City this week.

In the Newport area, there was just one sale at 88 Morgan that closed for $505/sq.ft.

There were four 2BR sales in the downtown area, with the highlight being a 2007 sq. ft. 2BR/2BA that sold for $527/sq.ft. The seller purchased in October 2008 for $635/sq.ft.

Lost of Sales in Hoboken-Hoboken Sales Update-September 23, 2011



There was a total of 21 sales this week in Hoboken.

1BR condos averaged $472/sq.ft. this week with a 1BR at 608 Madison selling for an impressive $576/sq.ft. There was also a listing at 108 Monroe that sold for $478/sq.ft. without parking....again another great sale.

2BR condos rose to $480/sq.ft. this week on strong sales at 1125 Maxwell Lane ($607/sq.ft.) and 1500 Garden Street ($576/sq.ft.).

There was just one 3BR sale at $402/sq.ft.

Hoboken/Downtown Jersey City Pending Sales Update-September 16, 2011



Pending sales dipped again this week for both Hoboken and downtown Jersey City. I think part of the problem is that there just isn't enough of good inventory on the market right now

Hoboken/Downtown Jersey City Absorption Rate Update-September 16, 2011



The market has slowed a bit in Hoboken this week with the absorption rate increasing to 32.40 weeks of inventory. They say that a 4 to 6 month inventory is considered a healthy market.

Downtown Jersey City actually decreased this week which is great to see. There are some really good buys in downtown Jersey City right now.

We had a total of 13 sales this week in downtown Jersey City.

There were no sales in the Newport area this week which is very strange.

The big news this week is that there were 9 2BR sales in the downtown area for an average sales price of $411/sq.ft. There seems to be a lot going on in the downtown area right now.

Hoboken Sales Update-September 16, 2011



We had a total of 13 sales this week in Hoboken.

1BR condos averaged $488/sq.ft. again this week with a smaller 1BR sale in a great building on Bloomfield topping $600/sq.ft.

2BR condos dipped slightly to $430 sq.ft. this week with a sale at 219 Willow and a sale at 84 Monroe selling for less than $400/sq.ft.

Both 3BR sales were just below $400/sq.ft. which is great.

Rates have increased this week for both Hoboken and downtown Jersey City. Hoboken is still pretty solid at 25.39 weeks, but downtown Jersey City city is creeping up at 46.18 weeks.

25.39 weeks vs. 23.49 weeks last week (8.1% increase)


Downtown Jersey City Absorption Rate Update September 9, 2011:

46.18 weeks vs. 39.76 weeks last week (16.15% increase)

Downtown Jersey City Sales Update-September 9, 2011



We had a total of 7 sales this week in downtown Jersey City.

There was only 1 sale in the Newport area-still lower than it usually is.

There were 4 sales in the downtown area again this week. There was a new construction sale at 78 Wayne this week for $502/sq.ft. I recently sold a unit in this building-nice finishes.

There was a 3BR sale in the downtown area for $291/sq.ft., but it was back on 4th and Coles. Great deal though.

Hoboken Sales Update-September 9, 2011



We had a total of 12 sales this week in Hoboken. Still a little slow from the August vacation season.

1BR condos averaged $478/sq.ft. again this week with two sales averaging over $500/sq.ft.

2BR condos averaged $441 sq.ft. this week with two sales back on Monroe selling for less than $400/sq.ft. Some of the buildings back there are struggling to sell. Buyers are moving towards more desirable areas of town because prices are so low.

There was one 3BR sale at 211 Madison for $416/sq.ft and even a 4BR sale at 506 Observer for $391/sq.ft. Lots of space in this unit, but it's on several floors.

There were three single family sales this week, two of which sold in less than 2 weeks. Interesting

The absorption rates increased this week in both Hoboken and downtown Jersey City due to decreased activity in both markets. Overall, the rates are still very low for both areas, so nothing to be concerned about at this time.

23.49 weeks vs. 19.77 weeks last week (18.81% increase)

We had a total of 13 sales this week in Hoboken. It's been a little slow this month due to the weather, vacations, etc.

1BR condos averaged $478/sq.ft. with a smaller unit selling for $627/sq.ft. It's not uncommon for smaller units (under 550 sq. ft.) to sell much higher than the week's average sale price.

2BR condos averaged $469/sq.ft.
