Monthly Stats Update-August, 2011




Absorption Rate
Absorption rates for Hoboken and downtown Jersey City have remained low again for August with Hoboken dropping to an extremely low 19.13 weeks.


Pending Sales
Pending sales decreased by 9% for Hoboken but only dipped 1% for downtown Jersey City. It's interesting to note that pending sales for downtown Jersey City increased 28.78% from August, 2010 and pending sales are at August 2010 levels for Hoboken


Transactions
The total number of transactions for Hoboken increased 5.2% to 81 units for Hoboken and decreased 2.2% for downtown Jersey City for August. When compared to 2010, Hoboken transactions are up 15.7% and downtown Jersey City is up 21.62%. Interesting.


Price Per Square Foot-Hoboken
The price per square foot for 1BR condos in Hoboken decreased by 2.3% to $491.86/sq.ft. but remains strong and active.

2 bedroom prices increased by 4.3% to $478.81/sq.ft.

3 bedroom prices decreased by .5%


Price Per Square Foot-Newport
1BR prices in the Newport area increased by 24% this month to $547/sq.ft.

2BR prices increased 7.79% this month to $521/sq.ft.


Price Per Square Foot-Downtown
1BR prices dipped 6.1% to $422.71/sq.ft., but activity was strong this month.

2BR prices dipped 15.9% to $380.36/sq.ft but also remains very active.

3BR prices dropped 13.9% to 365.63/sq.ft.

Prices are Increasing-Hoboken/Downtown Jersey City Pending Sales Update-August 26, 2011



Additional news reports that the economy may be stalled again has put more people back on the fence when it comes to submitting offers on properties.

I do strongly feel that Hoboken has reached the bottom and prices have crept up slightly over the first half of this year. Prices have been trending upward over the last three months.

Downtown Jersey City has also seen upward movement as prices have also increased over the last three months.

150 dabos vs. 152 last week (1.3% decrease)


Pending Sales for Downtown Jersey City August 26, 2011:

126 dabos vs. 127 last week (.08% decrease)

Hoboken/Downtown Jersey City Absorption Rate Update-August 26, 2011



The absorption rate remains extremely low in Hoboken this week at 19.77 weeks of inventory. Overall sales inventory is down about 45% from normal levels.

Downtown Jersey City increased slightly to 35 weeks. Overall sales inventory is also down around 45%.

19.77 weeks vs. 19.22 weeks last week (.028% increase)


Downtown Jersey City Absorption Rate Update August 26, 2011:

35.00 weeks vs. 31.68 weeks last week (10.47% increase)

We had a total of 8 sales this week in downtown Jersey City.

No real standouts this week, but there were two 2BR sales at 443 2nd Street that sold for a low $362/sq.ft. These units are actually very nice, but they're way back on 2nd Street.

The Slide Continues-Pending Sales Update-August 19, 2011



Pending sales dipped again this week for Hoboken and downtown Jersey City. I think that the dip is due partly to low inventories and partly to buyers waiting to see if the economy starts to rebound.

With mortgage rates at historic lows right now, you'd think that first time buyers that can weather out the rest of this storm would be buying at a faster pace.

The abosroption rate dropped again for Hoboken to the lowest levels we seen in many months.

Jersey City increased to 31.68 weeks but is still doing very well.

There were a total of 10 sales in downtown Jersey City this week with 7 out of 10 sales coming from the downtown area.

The downtown area did very well this week with 1BR sales averaging $466/sq.ft. and 2BR sales averaging $416/sq.ft.

Strong Sales Week-Hoboken Sales Update-August 19, 2011



We had a total of 19 sales this week in Hoboken.

1BR units averaged $486/sq.ft while 2BR units averaged $487/sq.ft.

No real clunkers this week, but there was a 2BR sale at 109 Jackson for $403/sq.ft.

Activity is down which balances out the lower inventories we've been seeing, but the prices are holding steady and in some cases have crept up a bit.

Monthly Stats Update-July, 2011




Absorption Rate
Absorption rates have dropped again this month to the lowest levels we've seen in well over a year in both Hoboken and downtown Jersey City. Rates were down 9.8% in Hoboken and 40.8% in downtown Jersey City. This rates have been primarily reduced as a result of abnormally low inventories which is helping to offset the reduced demand we've seen in the area.


Pending Sales
Pending sales decreased by 12.6% and 6.1% for Hoboken and downtown Jersey City this month.


Transactions
The total number of transactions actually held fairly steady for both areas this month.


Price Per Square Foot-Hoboken
The price per square foot for 1BR condos in Hoboken actually increased 8.67% to $503.07/sq. ft. This is the first time we've averaged over $500/sq.ft. since June, 2010.

2 bedroom prices were down a neglible .5%.

3 bedroom prices soared rose 20.56%, but that was only from 7 properties.


Price Per Square Foot-Newport
1BR prices in the Newport area dipped another 12.1% this month, which was agin lead by cheaper sales at 45 River Drive South which is an older, but nice, building.

2BR prices increased 11.1% this month to $483.36/sq.ft. and this even included a few lower priced sales at 700 Grove.


Price Per Square Foot-Downtown
1Br and 2BR prices increased 1.93% and 17.2% this month which is nice to see. There was quite a bit of 2BR activity this month which we haven't seen in a long time.

Properties are started to sell again, but only if they're priced correctly.
