Absorption Rate Update-June 24, 2011



The see saw ride continues on downtown Jersey City this week with the absroption rate dropping by 30.8% this week. Buyers are picking all of the great deals!

Hoboken was essentially flat this week and still doing well.

Great Sales Week in Downtown Jersey City!-Downtown Jersey City Sales Update-June 24, 2011



There were a total of 11 sales this week in downtown Jersey City.

There was a 1BR in the Newport area at 389 Washington (The A) that sold for a healthy $522/sq.ft.

1BR sales in the downtown area also did very well this week with an average sales price of $423/sq.ft.

There were two 2BR sales in the Newport area at The Shore this week. Both sales averaged $491/sq.ft. which is great.

Great job this week in downtown Jersey City.

Hoboken Sales Update-June 24, 2011



There were a total of 20 sales this week in Hoboken.

On the 1 BR front there was a great fixer-upper on 4th and Madison that sold for $276/sq.ft. This was a great deal for someone that's very handy.

There was also a short sale at 308 Monroe that closed for $359/sq.ft.

On the higher side, there was a very cute unit at 909 Garden that sold for $523/sq.ft.

On the 2BR front, there was a very nice 2BR/1BA that sold at 620 Jefferson for $276/sq.ft. This was a great unit-renovated, nice open layout and I'm surprised it went for so low.

On the 3BR front, there was a sale at 1107 Willow that sold for a lower than expected $370/sq.ft. This was a new renovated and I had thought that it was going sell a little higher. The location is a bit off the beaten path, which I'm sure didn't help things.

Pending Sales Increase in Downtown Jersey City/Hoboken Drops This Week-Hoboken/Downtown Jersey City Pending Sales Update-June 17, 2011




Hoboken dropped again this week by 3.7% to 182 dabos. Still fairly strong, but not as good as it was a few weeks ago.

Downtown Jersey City increased again in pending sales this week by 5.9% to 161 dabos. It seems that buyers snapped up some of the great deals over there this week.

REVISED-Decent Sales Week in Downtown Jersey City-Downtown Jersey City Sales Update----June 17, 2011



We had a decent light week in downtown Jersey City this week with 10 sales.

There was a 1BR at 45 River Drive South that sold for $406/sq.ft., but this older building always sells for less than the newer surrounding buildings.

On the 2BR front, there was a sale at 264 9th Street for $382/sq.ft. and a sale at 149 Essex for $400/sq.ft.

Hoboken Sales Update-June 17, 2011



There were a total of 20 sales this week in Hoboken.

1BR sales dipped to $469/sq.ft. this week and were brought down by a $318/sq.ft. sale at 1212 Washington. The buyer already has the property back on the market for $453/sq.ft. ($299,000).

2BR sales also dipped this week to $429/sq.ft. on several sales in the sub-$400/sq.ft. range.

There weren't any 3BR sales this week.

Downtown Jersey City Sales Update-June 11, 2011


We had 7 total sales in downtown Jersey City this week.

700 Grove continues its downward trend with a low sale of $329/sq.ft. I can't say that I'm surprised as it's near nothing and many of the units have poor views and/or views of train tracks.

Located right behind 700 Grove is 689 Marin Blvd. I was surprised that there was a sale there there at $434/sq.ft. Prices there have plummeted, especially units that had their windows blocked by the construction of 700 Grove.

Hoboken Sales Strong Again This Week-Hoboken Sales Update-June 10, 2011



There were a total of 13 sales this week in Hoboken.

1BR sales stay strong again this week at $494/sq.ft.

2BR sales also stay strong, led by sales of $829/sq.ft. at Maxwell Place and $916/sq.ft. at The W.

On the low side was a sale at 635 6th Street at $335/sq.ft. Just goes to show how location can affect prices.

Pending Sales UP! Hoboken/Downtown Jersey City Pending Sales Update-June 10, 2011




Downtown Jersey City has increased again this week by 7.8% to 151 DABOs. The pace is really starting to pick up here are buyers continue to jump back into the market.

I thought Hoboken was going to drop again this week, but they actually increased by 2.7%. Still off of the 200+ DABO range we had a few weeks ago, but very strong nonetheless.

Absorption Rate Dips for Hoboken and Downtown Jersey City-June 10, 2011



We had a nice drop in absorption rates for Hoboken and downtown Jersey which is a direct result of the increased sales activity over the last few weeks. Super low inventories right now...and not a lot of great properties out there.

Most sellers are waiting for prices to start to rise.

Have We Reached The Bottom?



I just found this excerpt from a recent Wall Street Journal article:

Here is a glimmer of what the future may hold: While overall home prices fell by 7.5% in April over the same period a year earlier, according to CoreLogic, a Santa Ana, Calif., provider of real-estate data and analytics, if you exclude distressed sales, prices were off just 0.5%. So if you are in a market that isn't battered by foreclosures [like Hoboken and downtown Jersey City], you may be close to a bottom already.

...don't just take it from your local realtors....even the Wall Street Journal is reporting that we may have already reached our bottom.

Slight increases on the absorption rates for Hoboken and dowtown Jersey City this week. Nothing to worry about.

Inventories are off about 25% from this time last year which is helping to keep the abosrption rates low.

A Few High...A Few Low Sales in Downtown Jersey City-Downtown Jersey Sales Update-June 3, 2011



We had six total sales in downtown Jersey City this week.

Leading the pack this week was a 3BR/2.5 condo at The Portofino (65 2nd Street) at $577/sq.ft. These are the largest units in the building and offer great views of New York City.

I was surprised to see a 3BR at 149 Essex sell for a low $381/sq.ft. This building in the Paulus Hook section, which is a great part of Jersey City.

Hoboken 1BR and 2BR sales over $500/sq.ft.-Hoboken Sales Update-------June 3, 2011



There were a total of 19 sales this week in Hoboken.

1BR sales are up again this week at $530/sq.ft. I counted 1500 Washington as a 1BR because this unit has a full wall dividing the bedroom from the living area.

There were a total of 13 2BR sales this week with an average sale price of $494/sq.ft. Sales were lead by a 1588 sq. ft. East facing 2BR at Maxwell Place that sold for $829/sq.ft. The unit had been on the market for 402 days.

Just two 3BR sales this week for an average price of $422/sq.ft.

This is the first time 1BR and 2BR sales have topped $500/sq. ft. at the same time in over 18 months!
