Pending Sales Update-April 29, 2011





Another big increase for Hoboken this week in pending sales. This is the purest evidence that the market in doing much better.

Even downtown Jersey City is doing well with 122 dabos this week-only at 1.6% decrease.

Absorption Rate Update-Looking Good-Hoboken/Downtown Jersey City Absorption Rate Update-April 29, 2011



There was a slight increase in the absorption rate for Hoboken this week, which doesn't really mean anything.

Downtown Jersey City dropped again this week down to 40.02 weeks.

These are both great rates and continue to show that the market is strengthening.

33.47 weeks vs. 32.93 weeks last week (1.02% increase)

Downtown Jersey City Sales Update-----April 29, 2011



We had 10 sales in downtown Jersey City this week-another very solid week.

1BR sales in the Newport area averaged $458/sq.ft. this week. Not bad, but a little off of the highs that we've seen over the last few weeks.

There was another weak 2BR/2BA sale at 443 2nd Street (Crescent Court). They're very nice units but this one just closed at $353/sq.ft. As per the developer, these units are selling at a loss.

1BR in the downtown area continue to do well with an average sales price of $435/sq.ft. It's nice to see these prices starting to rise because there are some great properties in the downtown area that are often overlooked.

Hoboken Sales Update-April 29, 2011



12 total sales this week in Hoboken.

1BR condos averaged $452/sq.ft. which is good, not great.

There was also what appears a great 3 family with PARKING that sold for $121,000 over asking price!

2BR condos only averaged $400 sq. ft. which is a little low this week. There were a couple of really low sales this week including a $304/sq.ft. sale at 515 Monroe.

Great Sales Week!-Downtown Jersey City Sales Update-April 22, 2011



We had 11 sales in downtown Jersey City this week-very solid week.

1BR in Newport this week only averaged $402/sq.ft. The average was brought down by 45River Drive South. This is an older building and usually sells low. Many owners hold onto these properties as rentals so they don't come on the market too often.

There was a 2BR at 700 Grove that sold for over $400/sq.ft. (sold at $407/sq.ft.). The last few units here have sold under $400/sq.ft. so this is a nice change.

Hoboken Sales Update-April 22, 2011



14 total sales this week in Hoboken.

A little light in the 1BR department this week. There was a great deal at 230 Monroe for $395/sq.ft. I really like these units-nice layouts with high ceilings.

On the 2BR front, there were a couple of weak sales that brought down the average to $420/sq.ft. 113 Madison sold for only $332/sq. ft. These units are in walkup buildings and typically do sell rather low.

The absorption rates are still looking great in Hoboken with just a minute .005% decrease. Downtown Jersey City is also very solid at 43.69 weeks of inventory (down 3.6%).

Great Sales Week for Downtown Jersey City-Downtown Jersey City Sales Update-April 15, 2011



We had another solid sales week in downtown Jersey City with 8 total sales.

There was a sale at 443 2nd Street (Crescent Court) for $359 sq. ft. The units there are actually very nice, but weak sales has forced the developer to slash prices. The rep for the building mentioned that they're selling every unit at a loss.

There was also a weak 2BR sales at 407 3rd Street, but it was a 4th floor walkup all the way back on Colgate.

The Newport area performed as usual with a 2BR unit at 389 Washington selling for $525 sq. ft. and a 2 BR unit selling at 700 Grove for $380/sq.ft.

Another Great Sales Week!-Hoboken Sales Update-April 15, 2011



Another solid sales week with 10 sales. There was a strong 2 bedroom sale at 1108 Park at $507 sq. ft. These are very cute units with nice layouts.

There was a great 2 bedroom sale at 806 Washington that sold for only $397/sq. ft. It was a 4th floor walkup but I think it should've sold a little higher.

Also on the low side was a $410/sq.ft sale at Metrostop for 1318 sq. ft. Great deal for new construction.

Pending sales for Hoboken dipped by just 1.7% after substantial increases over the past several weeks. Downtown Jersey City is down by just 2.3%. Still very solid.

We had weak 2BR Newport sales this week. 45 River Drive South and 700 Grove just aren't getting the same price per square foot prices as 65 2nd Street, 20 2nd Street, 311 and 389 Washington Street.

On the up side, there were strong 2BR sales in the downtown area, with an average sales price of $411/sq.ft.

Hoboken and Downtown Jersey City Show Large Drops in Absorption Rates-Hoboken/Downtown Jersey City Abosroption Rate Update-April 1, 2011



As predicted last week, the Hoboken absorption rate dropped 13.5% and downtown Jersey City dropped another 17.8% this week. The decreases follow the recent uptick in pending sales and continue to provide support that the market is starting to strengthen.

Great Sales Week in Downtown Jersey City-Jersey City Sales Update-April 1, 2010



There were 3 strong 1BR sales in the downtown area this week. Leading the way was a $554/sq.ft. sale at 389 Washington.

There was another weak 2BR sale at 700 Grove at $379/sq.ft. The building has been struggling to bring up its sales and there are some great deals in that building right now.

On the 3BR front, there was a strong $569/sq.ft. sale at 25 Hudson Place. This unit actually sold for $16,000 over asking price.

We don't do a lot of 4BR condo sales, but there was a massive 4000 sq. ft. loft that sold at the Wells Fargo building for $285/sq.ft.

There was a single family sale on Pavonia and Coles that sold for $368,000, but it was only 12.5 ft. wide. There was also a very nice 4BR single family on 5th & Brunswick that sold for $445,000.

HUGE Sales Week for Hoboken!-Hoboken Sales Udpate-April 1, 2010



Lots of sales in Hoboken this week. I haven't seen this many sales in one week in a long time!

We had one 1BR sale, but the size of the unit wasn't listed so I couldn't inlcude it.

We had a total of right 2BR sales this week for an average price of $424/sq.ft. There were two sub-$400/sq.ft. listings back on Monroe and Jackon that dragged the average down a bit.

There were five 3BR sales this week with an average price of $414/sq.ft. Again, a little lower than usual and this is attributed to several sales back on 7th and Monroe that closed at under $400/sq.ft.

There was also a great 3 Family on 1st and Garden that closed for $690,000. Great deal for what looked like a great house.
