Monthly Stats Update-February 2011




Absorption Rate
The absorption rates for Hoboken and downtown Jersey increased a bit for February which was caused by slight increases in inventory and slight reductions in closed sales for the month. Rates are actually down 24.5% for Hoboken as compared to February, 2010 and flat for downtown Jersey City.

Pending Sales
Pending sales are up 6.5% for Hoboken and 7.69% for downtown Jersey City. Further evidence that the market is rebounding.

Transactions
Total transactions are down 24.4% for Hoboken and 5.3% for downtown Jersey City as compared to last month. When compared to 2010, transactions are down 37% for Hoboken and 35.5% for downtown Jersey City. With pending sales increasing in the area, we should see transactions increasing in the next 30 to 60 days.

Price Per Square Foot-Hoboken
Price per square foot prices for 1BR and 2BR condos in Hoboken were essentially flat as compared to last month and decreased 6.8% for 1BR and 6% for 2BR as compared to 2010.

Price Per Square Foot-Newport
1BR prices have increased 8.4% over last month and 7.3% over the same period last year. 2BR prices have decreased 5.3% over last month and decreased 19.2% over the same period last year.

Price Per Square Foot-Downtown
1BR prices are down 3.7% this month, but decreased 7.21 over the same period last year. 2BR prices are up a strong 19.81% and up 7.15% over the same period last year. 3BR sales are up 19.2%and are up 12.71% over the same period last year.

I'm surprised that the prices have incresed in downtown Jersey City. I do think the downtown area is a bit undervalued right now.

Downtown Jersey City Sales Update-February 25, 2011



1BR condos averaged $350/sq.ft. with a nice downtown sale at 449 2nd Street for $361 sq. ft. I recently viewed units here and there actually very nice. The building is farther back, but if that doesn't matter to you-check them out.

2BR condos in the Newport area averaged $492/sq.ft. with a unit selling at 389 Washington Street selling for $527/sq.ft.

Downtown Sales Update-February 18, 2011



We had a $467/sq.ft. average for downtown Jersey City which is very good. It's sad to see that even the Sugar House which has sold in excess of $600/sq.ft. in the past is now selling at $484/sq.ft.

It's time to start looking at buying if you're on the fence. I'm not sure if things are going to get much lower.

Hoboken/Downtown Jersey City Absorption Rate Update-February 18, 2011



Inventories in Hoboken have increased again to 394 units this week and downtown Jersey City has actually increased to 347 units. This has translated into a slight increase in the Hoboken rate a decrease in the downtown Jersey City rate.

37.92 weeks vs. 38.52 weeks last week (1.6% decrease)

Downtown Jersey City Absorption Rate Update February 18, 2011:

65.47 weeks vs. 58.92 weeks last week (11.1% increase)

A Few Good Deals in Downtown Jersey City-February 11, 2011



We had a $467/sq.ft. average for downtown Jersey City which is very good. It's sad to see that even the Sugar House which has sold in excess of $600/sq.ft. in the past is now selling at $484/sq.ft.

Hoboken Sales Update-February 11, 2011



1BR condos sales averaged $433/sq.ft. with a strong sale at 205 Park at $505/sq.ft. and the 2BR average slightly rebounded to $422/sq.ft.

There is a still of good inventory on the market right now. Inventory is still very low at 391 units with very few units for sale in the downtown area.

Hoboken and Dowtown Jersey City Absorption Rate Update-February 11, 2011



Inventories in Hoboken have increased to 391 units this week and downtown Jersey City has actually decreased to 340 units. This has translated into a slight increase in the Hoboken rate and slight decrease in the downtown Jersey City rate.

Stats Update-January 2011



The markets in Hoboken and downtown Jersey City continue to find their footings this month.

Absorption Rate
As activity has increased in Hoboken with a lower inventory, the absorption rate has actually decreased 3.8% over December and 11.7% as compared to January, 2010. Downtown Jersey has been a bit sluggish and the rate actually increased 29.96 from December 2010 and 15.6% from last year. Things haven't really started to pick up yet in Jersey City yet.

Pending Sales
Pending sales are down 8.1% for both Hoboken and downtown Jersey City last month. Hoboken is down 5.7% as compared to last year and actually Jersey City increased 1.56% over December 2010 which is good news.

Transactions
Total transactions are down 29.3% for Hoboken and 64.8% for downtown Jersey City compared to last month and down 8.9% and 24% respectively as compared to December 2010.

Price Per Square Foot-Hoboken
Price per square foot prices for 1BR condos in Hoboken decreased 5.2% last month and decreased 22.4% over the same period last year. 2BR prices increased 4.5% last month and is up 5% over the same period last year.

Price Per Square Foot-Newport
1BR prices have decreased 11.6% over last month and 17.8% over the same period last year. 2BR prices have increased 11.1% over last month and decreased 2.2% over the same period last year.

Price Per Square Foot-Downtown
1BR prices are down 20.2%, but increased 7.2% over the same period last year. 2BR prices are down 11.3%, but up 2.8% over the same period last year. 3BR sales are down 1.1% but are up a whopping 47.4% over the same period last year.

So what does this all say? Transactions are down, prices are stable/slightly off and inventory is low. Activity has definitely increased so we'll see where the numbers go in the next few months.

1BR sales averaged $479/sq.ft. from 3 sales this week while 2BR sales averaged $460/sq.ft. from 2 sales this week.

There was one 3BR sales this week at 700 1st Street that sold for $371/sq.ft. which is a great price for a 3BR.

Pending Sales Increase Again for Hoboken and Downtown Jersey City-Pending Sales Update-February 4, 2011




Activity is picking up as shown by the increasing pending sales for Hoboken and Downtown Jersey City. I have definitely felt much more activity over the last several weeks as buyers now feel that we're at the bottom and prices will eventually rise.

Hoboken/Downtown Jersey City Absorption Rate Update-February 4, 2010



Inventories are very low again this week with Hoboken at 373 units and downtown Jersey City at 351 units. The Hoboken absorption rate for Hoboken has decreased again to 33.33 weeks. The rates for Hoboken are being kept in check by the lower than usual inventory. Downtown Jersey City is still relatively high this week at 72.37 weeks as buyers continue to look toward to the stability of Hoboken.
