There was a 1545 sq.ft. unit that sold at 700 Grove for a very low $337/sq.ft. which was a great deal.

1BR Sales Steady-2BR Faltered This Week-Hoboken Sales Update-January 28, 2011



1BR condos sales averaged $456/sq.ft. and the 2BR average dropped down to $405/sq.ft. and was brought down by low sales such as a $385/sq.ft. sale at 1115 Grand. I sold a unit in this building 3 years ago for $515/sq.ft.

There is a still of good inventory on the market right now. Inventory is still very low at 375 units.

Decreased Inventory Continues to Help Stablilize The Absorption Rate-Hoboken/Downtown Jersey City Absoroption Rate Update-Janaury 28, 2011



Inventories are very LOW this week again for Hoboken and downtown Jersey City which is helping to keep the absorption rates very low for both areas.

There's not a lot of good inventory on the market right now...so it's a perfect time to list your property!

Hoboken Absorption Rate Update January 28, 2011:

38.7 weeks vs. 43.67 weeks last week (11.38% decrease)

Downtown Jersey City Absorption Rate Update January 28, 2011:

63.78 weeks vs. 72.44 weeks last week (11.96% decrease)

Downtown Jersey City Sales Update-January 21, 2010



There was a great sale over at 45 River Drive South, 1BR for $443/sq.ft. People overlook 45 River Drive South, but there are some good deals over there and the views from the higher floors are fantastic.

There was also a lowish $335/sq.ft. at 207 Washington Street, but it was 2269 sq.ft. and also included parking.

Activity has been very steady in Hoboken which is supported by the low absorption rate for this week.

Downtown Jersey City is down another 13.6% for this week which is still making it a bit of a wild ride.

2010 vs. 2009 Stats Comparison----------BIG Changes-January 19, 2011



I got up much earlier than usual this morning and with all of the extra time I decided to compare 2009 stats to 2010. In general, pricing was down but transactions are up 12.7% in Hoboken, 33.3% in Newport and 32.8% in Hoboken.

I have noticed softness in pricing in the sub-$250,000 range in Hoboken lately due to several low priced short sales.

Here are the results:
Hoboken

1 BR condo pricing stayed flat between 2009 and 2010, but the number of transactions was up 6.4%

2BR condo pricing was down 3.2% but the number of transactions increased 11.6%.

3BR condo pricing was down 8.9% but the number of transactions increased by 44.64% (more families deciding to stay in town?)

Newport Area-Downtown Jersey City

1BR condo pricing increased by 8.78% and transactions increased by 5%.

2BR condo pricing was down 5.8% and increased by 68.8%.

3BR condo pricing was up by 7.5% and increased 100% (went from 4 units sold in 2009to 8 units sold in 2010)

Downtown Jersey City

1BR condo pricing decreased 6.4% and transactions increased by 28.05%.

2BR condo pricing increased 14.4% and transctions increased by 34%.

3BR condo pricing decresaed 8.2% and transactions increased by 62.5%

Inventories are LOW! Time to SELL!-January 14, 2010


Inventories for Hoboken are down 40%!
Inventories for downtown Jersey City are down 21%

It's an EXCELLENT time to list your condo or house.

I currently have a listing in Hoboken and there's not much competition right now on the market. We dropped the price $10,000 on January 5th and by the end of the weekend we'll have had 18 showings! And that number will probably go higher as we're sure to book more appointments!

Solid Sales Week-Hoboken Sales Update-January 7, 2011



Hoboken sales did well again this week. We had two sales in the $280 to $356 sq.ft. range and we still averaged $436/sq.ft.

Two bedroom were a solid $474/sq.ft. with a 1581 sq. ft. unit going for a low $503/sq.ft.

Downtown Jersey City Sales Update-January 7, 2010



There was a great short sale that closed at 205 10th Street for $250/sq.ft. I showed this property to a potential buyer a few months ago and it has potential. It needed work, but what a great deal!

There was also a great 2BR condo that closed at $244/sq.ft. I haven't seen this one, but it looks like a large layout.

First Report of 2011!-Hoboken/Downtow Jersey City Absorption Rate Update-January 7, 2011



Activity has been down, but so have active listings which is keeping the aborption rate in check.

The absorption rate measures the time it takes to sell of the current inventory of properties in a specific market. An active market has a rate between 24-32 weeks.

Hoboken Absorption Rate Update January 7, 2011:

34.56 weeks vs. 29.28 weeks last week (15.3% increase)

Downtown Jersey City Absorption Rate Update January 7, 2011:

57.02 weeks vs. 42.51 weeks last week (25.4% increase)

December 2010 Stats Update



The markets in Hoboken and downtown Jersey City continue to find their footings this month.

Absorption Rate
The absorption rates for Hoboken and downtown Jersey City dropped for December. Downtown Jersey City had been experiencing very high absorption rates since September, so it's nice to see the rates starting to trend down. Absorption rates as compared to December 2009 are up 19.6% for Hoboken and just 2.75% for downtown Jersey City.

Pending Sales
Pending sales for Hoboken downtown Jersey City are down 1.5% and 4.1% as compared to last month and Hoboken is down just 1.9% as compared to December 2009. Pending sales for downtown Jersey City are up 1.6% as compared to December 2009.

Price Per Square Foot-Hoboken
Price per square foot prices for 1BR condos in Hoboken decreased 3.3% last month and are off 5.2% as compared to last year. 2BR price per square foot prices seem to be the safe bet, as they are up 10.4% from last month and are up 4.5% from last year. 3BR prices are up 1.6% for last month, but down 8.4% as compared to last year.

Price Per Square Foot-Newport
The price per square foot price for 1BR and 2BR condos in the Newport area increased by 9.2% and 15.7% respectively, but are off 7.5% and 4.8% from December 2009.

Price Per Square Foot-Downtown
1BR prices continue their climb for a 3rd month and are up 7.2% as compared to December 2009. 2BR prices also continue to climb for a 3rd straight month, but are down 11.3% as compared to December 2009.
