July 2010 State Update-The Good The Bad and The Ugly--July 30, 2010




The absorption rate is up by 13.5% in Hoboken this month as the market starts to cool. Pending sales are down 21%. Price per square foot prices for 1,2 and 3 BR condos are all down this month as well for Hoboken.

Interestingly, the absorption rate for downtown Jersey City is down 3.1% this month. This is the second monthly decrease for downtown Jersey City. Price per square foot figures were relatively stable for Newport 2BR and downtown Jersey City 1 and 2BR. Newport 1BR per square foot prices are down 13.7%.

Simply read: we're still in a strong buyer's market.

There were some solid sales in Jersey City this week. Nothing outrag

There was a great 1BR+Den that sold at 700 Grove for $380/sq.ft. Great deal.

There were three 2BR sales at 700 Grove as well this week that sold in the $378-$436/sq.ft. range

2 Bedrooms were looking good except that there were a soft sales at 551 Observer Highway-The Skyline ($347/sq.ft.) and at 700 1st Street-The Sky Club ($357/sq.ft.)

Status Quo For Pending Sales This Week - July 30, 2010



Pending sales have remained relatively constant this week for both Hoboken and downtown Jersey City. Inventory has been increasing, but pending sales hasn't been rising fast enough to keep pace.

This is a perfect buyer's market scenario.

Absorption Rate Up Sharply for Hoboken and Downtown Jersey City - July 30, 2010




The absorption rate increased by 36.42% this week to 41.87 weeks for Hoboken. Downtown Jersey City has increased by a larger than expected by 15.1% to 50.46 weeks.

I've talked with a few agents who have commented that they've been slow over the last few months. Now it seems like the data might be supporting their claims.

Mortgage Rates at Lowest Level EVER!---July 29, 2010


Mortgage rates dropped to the lowest level on record for the fifth time in six weeks, making homebuying and refinancing the most attractive in decades for those who can get loans.

The average rate for 30-year fixed loans this week was 4.54 percent, down from 4.56 last week, mortgage company Freddie Mac said Thursday. That's the lowest since Freddie Mac began tracking rates in 1971.

The last time rates were lower was during the 1950s, when most mortgages lasted just 20 or 25 years.
The rate on the 15-year fixed loan dropped to 4 percent, down from 4.03 percent last week and the lowest on record.

There's cheap money available for qualified buyers along with housing prices at levels we haven't seen in years.

If you're on the fence, now is the time to buy in Hoboken, Jersey City, Weehawken, Union City!

Downtown Jersey City Sales Update-----July 23, 2010



There was an interesting sale at 65 2nd Street at a very low $462/sq. ft. They've been selling in the $500+/sq.ft. range recently. This wasn't a short sale either.

There was a strong sale of $489/sq.ft. at 149 Essex Street. Those have been selling in the $420/sq.ft. range over the last several months.

More Changes Again This Week For Hoboken and Downtown Jersey City Absorption Rate - July 23, 2010




This is the third week of absorption rate increases for Hoboken. It was a larger than anticpated increase of 18.3%, but this could just be a normal market fluctuation.

Downtown Jersey City saw an increase of 8.8% to a still shaky 43.84 weeks.

Decreasing inventories in both Hoboken and downtown Jersey City should help keep this rates in check over the next few weeks.

30.69 weeks vs. 25.08 weeks last week (18.3% increase)


Downtown Jersey City Absorption Rate Update 7/23/2010:

43.84 weeks vs. 40.01 weeks last week (8.8% increase)

You're Never Down and Out When It Comes to An Offer-July 21, 2010



I had a buyer who was interested in buying a property that had just exited Attorney Review. Once you exit attorney review, the buyer and seller are in a legally binding contract and no other offers can be received.

Guess what? I just received a call from the listing agent that the buyer cannot go through with the contract and the property is back on the market and my buyers now have a real shot at the property again.

Couple of Good Sales...........Couple of Bad Sales...Downtown Jersey City Sales Update-July 16, 2010



There was a $216/sq. ft. 2BR sale at 689 Marin Blvd. This would be a great deal, if the low price wasn't balanced out by a maintenance of $947 per month and taxes of $11,137 per month. That doesn't even include parking. Ouch!

On the flip side of this, there was a 600 sq. ft. renovated condo at 206 Washington that sold for a respectable $520/sq.ft. I've seen this unit...and it was very nice.

Prices Slip This Week for 1 BR and 2BR in Hoboken-July 16, 2010



We had a bit of a slide on 1BR condos this week-average of $429/sq. ft. We had a few abnormally low per square foot sales, including a $416/sq.ft. sale at 1200 Grand which is about $70/sq.ft. from where it should be.

2 Bedroms showed a bit of softness this week as well, with several units selling below $400/sq.ft. The list includes units at 80 Park, 700 1st St., 75 Jefferson, 319 Monroe, 800 Jackson and 109 Harrison.

Ho-Hum Abosorption Rate Update This Week-July 16, 2010



This is the second week of absorption rate increases for Hoboken, but a slight reduction in inventory for Hoboken has helped keep with aborption at an acceptable 25.08 weeks.

Downtown Jersey City saw a reduction of 8.5% to a still shaky 40.01 weeks. A 4 to 6 month supply is considered a healthy market.

Median Sales Prices for Hoboken and Downtown Jersey City at 2005 Levels---July 15, 2010


I had a customer recently ask me for median sales prices for Hoboken, so I thought I'd compile data for Hoboken and downtown Jersey City:

All information was compiled from MLS data.



As the data shows, both downtown Jersey City and Hoboken are hovering at 2005 pricing levels. It's interesting to see how the activity came to sharp halt in 2009. Closed transactions in downtown Jersey City slowed by 41.9% and Hoboken sales slipped 36%.

What's interesting is that the current median sales price as compared to the 2008 high is off by only 12.1% for downtown Jersey City and a meager 8.9% for Hoboken. That's in stark contrast to the 30-40% changes some area of the country have experienced.

Closed transactions for downtown Jersey City and Hoboken are on par with 2008 levels, although pricing is more along the lines of 2005 levels.

One Bedrooms held their own this week with an $477/sq.ft. price. 2 Bedrooms didn't fare so well as weak sales at 800 Jackson and 700 1st St. lowered the prices to $417/sq.ft.

Moderate Losses for Pending Sales This Week-July 9, 2010




Pending sales for both Hoboken and Downtown Jersey City experienced moderate decreases this week as the effects of the tax credit have dissipated. Overall, I think that the markets are fairly healthy around here.

I have a few buyers still deciding whether or not now is the right time to buy. Personally, I don't think that prices overall will continue to decline. There may be a few buildings here and there that will drop in price. Overall, the market is doing well around here.

Wild Ride For The Absorption Rates This Week-July 9, 2010





This is the first time in several weeks that we've seen an increase in the absorption rate for Hoboken. Pending sales have decreased as has available inventory which seems to be keeping things in check for the time being.

On the other hand, the absorption rate for downtown Jersey City has decreased by 25.2% this week. The downtown Jersey City absorption has been a lot more volatile than the absorption rate in Hoboken.

24.75 weeks vs. 22.42 weeks last week (10.4% increase)


Downtown Jersey City Absorption Rate Update 7/9/2010:

43.74 weeks vs. 54.75 weeks last week (25.2% decrease)

299 Pavonia sold for $250/sq. ft. for 3000 sq. ft.
A 2BR short sale at The Portofino sold for $345/sq. ft. which is about $200/sq. ft. discount.

Hoboken/Downtown Jersey City Pending Sales Update-July 2, 2010




Pending sales have cooled again this week, but this has been balanced out by a decrease in available inventories in both Hoboken and downtown Jersey City which has helped to keep price per square foot averages high for both areas.

Hoboken Absorption Rate Goes Down...Downtown Jersey City Goes Up...Absorption Rate Update-July 2, 2010




Again this week, the available incentory for Hoboken has inched down another 4.4%, a further indication that the market remains strong. Downtown Jersey City increased 26.7% to 54.75 this week which is a large jump from last week's absorption rate of 43.13. I've noticed that the downtown absorption rate periodically jumps up and down in downtown Jersey City.

It seems like there are pockets of activity in downtown Jersey City and the price per square foot increased almost entirely across the board.

Aahhh..the ups and downs of the real estate market.
