Downtown Jersey City Sales Update-December 17, 2010



Things were moving along in downtown Jersey City this week.

1BR sales in downtown averaged a very strong $482/sq.ft. which is about where is was last week.

There was a 2BR sale at 700 Grove that closed at a very low $369/sq.ft. Similar properties sold at the peak of the market for $570/sq.ft. and more in this building.

We had a great sales week in this week with 14 sales.

1BR average sales price was $601/sq.ft., with sales in Maxwell Place and Hudson Tea leading the way.

2BR sales averaged a strong $487/sq.ft. this week from 9 sales.

3BR sales averaged $387/sq.ft.

Great sales week for condos in downtown Jersey City this week.

13 sales total which is more than we've had in a long time.

There was a 2271 sq. ft. 4BR/4BA at Waldo lofts that's been on and off the market for awhile that just sold for $376/sq.ft. Great deal for 2271 sq. ft.

Solid Sales Week for Hoboken and Downtown Jersey City-Hoboken/Downtown Jersey City Sales-December 10, 2010



We only had 1BR and 2BR condo sales this week in Hoboken, but there were a lot of them. Everyone's trying to close and move in before the holidays.

1BR condos averaged $450/sq. ft. and were led by a very strong sale of $610/sq.ft. at 1102 Washington. It just shows that buying for location is always more expensive , but pays off in the long run when you try to sell!

2BR condos averaged $492/sq.ft. and were led by a $632/sq.ft. sale at 1025 Maxwell.

There was a solid 1 BR sale at 65 2nd Street (The Portofino) at $466/sq.ft. this week.

Otherwise, pretty light for sales in downtown Jersey City this week.

Only 1BR and 2BR Sales in Hoboken This Week-Hoboken Sales Update-December 3, 2010




We had two low per square foot sales at 301 Monroe ($371/sq.ft.) and 80 Park ($320/sq.ft.) that lowered overal 1BR sales to $416/sq.ft. Other than that, we had nice 1BR sales this week, with 812 Grand selling at $490/sq.ft. At the peak of the market, these units were selling for $580/sq.ft.

In the 2BR market we had a high average per sq. ft. price of $577/sq. ft. which was propped up by a $1008 sq. ft. sale at Maxwell Place. which is maybe 10% off where direct waterfront units were selling 2 years ago.

Major Decreases as Compared to November 2009-Monthly State Update-November 2010



The absorption rates for Hoboken and downtown Jersey City both dropped this month. As compared to November 2009, Hoboken has increased by 6.6% and downtown Jersey City has increased by a staggering 60.7%. I think buyers are a bit weary of buying in Hoboken and are starting to challenge the prices of the some of the properties on the market right now in the area.

Pending sales for November decreased by 4.4% for Hoboken and increased by 4.8%. Compared to November 2009, pending sales are off by 18.8% for Hoboken and 1.9% for downtown Jersey City.

In Hoboken, price per square foot was up for 1BR and 3BR condos for November. Overall, 1BR, 2BR and 3BR condos were all down from November 2009.

In the Newport area of downtown Jersey City, 1BR price per sq. ft. sales fell 12.5%, while 2BR sales increased by 15.95%. Compared to November, 2009 price per square foot sales increased 9.4% for 1BR and decreased by 24% for 2BR price per square foot sales.

Downtown Jersey City saw a 3.9% and .46% for 1 and 2BR condos, respectively and price per square foot sales decreased by 2.8% for 1BR condos and actually increased by 12.5% for 2BR units.

Overall, the market has underperformed as compared to November, 2009.

Hoboken/Downtown Jersey City Pending Sales Update-November 26, 2010




We had a slight increase in pending sales for Hoboken this week as buyers try and get into contract and close before the end of the year.

Downtown Jersey City saw a 7.5% decrease in pending sales this week, but things have been so erratic over there that the fluctuations over there don't surprise me.

Hoboken/Downtown Jersey City Absorption Rate Update-November 26, 2010




Hoboken experienced a mild 6% increase this week and was minimized by a decreasing inventory for the holiday season.

The absorption rate for Jersey City decreased another 21% this week which is a positive sign, but it's still a lot higher than where I think it should be.

Downtown Jersey City Sales Update-November 26, 2010




There was a great 1BR short sale at 65 2nd Street (The Portofino) for $329/sq.ft. There was a comparable sale this week that wasn't a short sale that sold for $485/sq.ft.

One the 2BR front, there was a new construction sale at 253 Washington for $430/sq.ft. which is pretty strong sale for the area.

Hoboken Sales Update-November 26, 2010




The price per sq. ft. of 1BR was brought down slightly this week by a rehab 1BR sales at 1212 Washington for $275/sq.ft. It is need a gut renovation, but was a great buy for someone willing to put the time and money into it.

2BR sales in Hoboken this week were brought up by a strong sale at 1500 Hudson (Hudson Tea) at $636/sq.ft. I did some research and the buyer paid $709/sq.ft. just a year ago...OUCH!

There was an interesting sale at 7th and Washington this week. It was actually a single family home being used as a convent. I'm curious to see what they're going to do with it.

Absorption Rate Update-Novebmer 19, 2010




The absorption rate for Hoboken decreased by 1.1% this week. This loss was minimized by the fact that the total number of listings decreased to 471 this week. Not unreasonable for this time of year, but we're off by about 10% from where we were at this time last year.

The absorption rate for Jersey City actually decreased 3.5% this week, but we're still off by about 50% from Oct. '09 figures. This is a little concerning because total active listings is also down to 403 this week. Normally a decrease in active listings would help settle the absorption rate.

Hoboken Sales Update-November 19, 2010



We just had one 1BR condo sale this week for $463/sq.ft. at 1015 Grand. Looks like it's a nice unit. I like the buildings over on 10th and Grand because there isn't a lot of traffic on the street and it's one of the few streets that still has the original cobblestones.

We had seven 2BR condo sales this week for an average of $473/sq.ft. which is a solid average this week. There was a unit at 700 1st that sold for a very low $375/sq.ft. Prices seems to have been dropped at 700 1st over the last year. The units are a bit commoditized and there's always several units on the market.

There were three 3BR condo sales this week with 712 Grand selling for a very low $365/sq.ft. There are a lack of great 3BR condos on the market right now.

There were actually five 2 bedroom sales in downtown Jersey City this week for an average of $381/sq.ft. 149 Essex sold for an impressive $475/sq.ft. Thelisting said that it had two parking spaces, but it's more like a space and a half.

I spoke with the listing agent regarding this and she said that the buyer bought pre-construction and was very upset with the parking space she selected, so the developer gave her an additional space.

1BR condos posted a strong week again at $524/sq.ft. The charge this week was led by a 1BR sale at Maxwell Place at $663/sq.ft.

We were a little light on 2BR this week with only 2 sales that averaged a lowish $414/sq.ft.

September Existing Home Sales Show Another Strong Gain


Existing-home sales rose again in September, affirming that a sales recovery has begun, according to the NATIONAL ASSOCIATION OF REALTORS® (NAR).

National existing home sales, which are completed transactions that include single-family, townhomes, condominiums and co-ops, jumped 10.0 percent in September from August, but remain 19.1 percent below September 2009 when first-time buyers were ramping up in advance of the initial deadline for the tax credit last November.

Lawrence Yun, NAR chief economist, said the housing market is in the early stages of recovery. “A housing recovery is taking place but will be choppy at times depending on the duration and impact of a foreclosure moratorium. But the overall direction should be a gradual rising trend in home sales with buyers responding to historically low mortgage interest rates and very favorable affordability conditions,” he said.

Hoboken and Downtown Jersey City Stats Update-October, 2010



The absorption rate increased this month in Hoboken by 17.51% to 44.23 weeks which has pushed it above what I consider a normal inventory range. Surprisingly, the rate for downtown Jersey City decreased by 2.94% to 66.92 weeks which is still very high.

Pending sales dipped slightly for Hoboken and increased by 7.21% for downtown Jersey City this month which is good because things are very slow in downtown Jersey City right now.

Hoboken's price per square foot price for studios increased by 8.08% this month and one bedroom sale prices decreased by 7.74% which was brought down by some extremely low sales in the sub-$300/sq.ft. range.

Two bedroom sales were up 5.58% this week.

In the Newport area of downtown Jersey City price per square foot prices for 1 bedroom sales were up by 8.63% and while 2 bedroom sales dropped by 19.43%

Downtown Jersey City price per square foot prices decreased for 1 and 2 bedroom condos by 4.21% and 8.79%, respectively.

Nice Price Per Sq. Ft. Sales This Week in Downtown Jersey City-Downtown Jersey City Sales Update-October 29, 2010



There was 1 one bedroom sale in both downtown and Newport this week and they both had nice sales prices. 200 6th, which was newly renovated sold for $461/sq. ft. at 575 sq.ft. and 65 2nd St. sold for $487/sq.ft at 759 sq. ft.

There was a 1700 sq. ft. condo at The Waldo Lofts that sold for a very $346/sq.ft. at 1700 sq. ft. Those are great lofts and I thought that would have sold a bit higher.

Hoboken Sales Update-October 29, 2010



We had just 2 one bedroom sales this week. A 705 Sq. Ft. 1BR/1BA at The Upper Grand sold for $566 sq. ft. which is high for a bedroom. The market always responds favorably to units in this complex-nice layouts with high ceilings definitely help.

There were 9 two bedroom sales this week with an average sale price of $431/sq.ft. which is good. There was a unit at 551 Observer that sold for $344/sq.ft. Prices have tumbled in this building due to the extremely high maintenance fees.

There were 2 three bedroom sales this week. The listing at 502 Observer Hwy sold for $241/sq.ft., but the unit was 3625 sq. ft.

There was a notable sale at 700 Grove that just closed at $337/sq.ft. foot this week for a 1471 sq. ft. 2BR/2BA with terrace. At the peak of the market, these units sold for over $440/sq.ft.

Hoboken Sales Chug Along This Week-October 22, 2010



One bedroom sales were a bit soft again this week, with a 976 sq.ft. 1 BR selling at 901 Madison for $415/sq.ft. That's actually a nice building a it looks like a nice unit. I think it sold a little low actually. Overall sales averaged $438/sq.ft. which is a bit off of our recent averages.

Two bedrooms are off a little at $406/sq.ft. this week as well. There was a low sale at 921 Willow at $327/sq.ft.

We had a small increase of 3.8% in pending sales for Hoboken this week as things continue to move along in this market segment.

Great Deals in Downtown Jersey City Right Now-Downtown Jersey City Sales Udpate-October 15, 2010



We've had more sales activity in downtown Jersey City this week....FINALLY! I was starting to get worried there for a minute.

There was a 568 sq. ft. studio that sold for a very impressive $496/sq.ft. ($282,000)at 45 River Drive South. That's a strong sales price for a studio in the Newport area.

On the flip side, there was a 945 sq. ft. 1 BR that sold at 140 Bay Street for a very low $321/sq.ft. ($303,500) and a 2266 sq. ft. at 299 Pavonia that sold for $306/sq.ft. ($690,000).

The Calm After The Storm-Absorption Rates Stabilize for Hoboken and Downtown Jersey City-October, 15, 2010




We've seen a stabilization in the absorption rates for both Hoboken and downtown Jersey City, which is very welcome after the wild ride that we had last week.

The rate for downtown Jersey City is still slow, which is evidenced by the lack of weekly sales in that area.
