Only 1BR and 2BR Sales in Hoboken This Week-Hoboken Sales Update-December 3, 2010
We had two low per square foot sales at 301 Monroe ($371/sq.ft.) and 80 Park ($320/sq.ft.) that lowered overal 1BR sales to $416/sq.ft. Other than that, we had nice 1BR sales this week, with 812 Grand selling at $490/sq.ft. At the peak of the market, these units were selling for $580/sq.ft.
In the 2BR market we had a high average per sq. ft. price of $577/sq. ft. which was propped up by a $1008 sq. ft. sale at Maxwell Place. which is maybe 10% off where direct waterfront units were selling 2 years ago.
