One 1 BR Sells, But Lots of 2BR Condos Sell This Week-August 13, 2010
There was only one 1BR sale this week at 163 14th Street, which sold at $477/sq.ft. which is about where similar units have been selling.
The real news this week is in the 2BR market. There were 2 sales in the $525+/sq.ft. range this week. 600 Hudson actually sold at $561/sq.ft. which is well above average for that type of unit. Average price per square foot is $461/sq.ft. which is above the recent averages.
There was a great deal on a vacant 4 family at 3rd and Park for $1,050,000. It's rare that you find larger vacant multi-families for sale in HOboken.
The super large 3 family on 1st between Jackson and Monroe finally sold for $1,600,000. It had been and the market forever and prices over $2,250,000. The place is enormous and I thought it was a great buy at $1,800,000.
