Another Solid Week for 1BR Sales-Hoboken Sales Update-August 27, 2010
One bedroom condo this week edged above the $500/sq.ft. mark this week. This is a number that we haven't seen in quite a while. First time home buyers are taking advantage of the incredibly low mortgage rates and the great deals on Hoboken condos.
210 2nd Street sold for $538/sq.ft. and 224 Madison solid for a very strong $498/sq.ft
I have to say, there weren't any real bargains in the 1BR market this week!
Two bedroom condos dipped a little this week to $437/sq.ft. with units at 700 1st and 109 Harrison selling for below $390/sq.ft.
There were two 3 bedroom condo sales again this week, with below average per. sq. ft. prices.
There was one single family home sales this week on 8th and Hudson. Asking price was $2,225,000 and it sold for $1,980,000. The sellers paid $2,130,000 in October, 2007. Ouch!
